How It Works

The MLS (Multiple Listing Service) is a comprehensive database of properties for sale, created and maintained by real estate professionals. It's a valuable resource for Realtors®, providing access to detailed information on listed properties, including sales history, property tax records, and comparable sales data. This information helps Realtors® accurately price and market properties. GetMoreOffers.com® bridges that gap between Realtors® and FSBO.

Sign-Up is easy! Choose your listing package, complete your checkout, and then you are ready to add in your data for your new MLS listing. Need more details? Take a look at the Broker’s guide on: How Sign-Up Works on GetMoreOffers®.

  • Monday-Friday: For same-day entry, your listing must be complete* by 2 PM EST. If it's a holiday, the listing will be entered on the following business day.
  • Saturday & Sunday: Completed listings will be entered on the next business day (Monday, unless it's a holiday).
  • *"Complete" means payment has been received, one (1) exterior front photo has been uploaded, the listing agreement is complete, and the start date is set to the current (non-future) date.

Your listing will be visible quickly!

  • MLS: Agents can see your listing instantly upon entering it in the MLS system.
  • Realtor.com: Expect your listing to appear within 15 minutes to 48 hours (excluding weekends and holidays). Photos may take longer to populate.
  • Other websites (Zillow, Trulia, etc.): These sites typically update within 48-72 hours (excluding weekends and holidays). Timing can vary depending on their systems.

Important Note: GetMoreOffers® guarantees your listing placement in the MLS and sets permissions for it to feed to major real estate websites. However, we cannot control the timing or accuracy of your listing on third-party sites.

We accept secure electronic payments with Authorize.net. Payment types accepted are Discover, Visa, and Master Card.

Listings & Changes

You are allowed three (3) price and commission changes each month for MLS Compliance purposes. For all other non-critical miscellaneous changes such as description, you are allowed one round of changes every thirty days (30) for free. After one change has been made within that 30-day period, there is a $20 charge per round of changes. By “round of changes” we mean that you can go into the edit data function and change as many fields as you like within ONE submission.

  • PRO/AR: The PRO MLS listing plan has a 6-month listing term and requires a 60-day cancellation notice. Simply contact us and request the withdrawal form.
  • GMO: The GetMoreOffers® listing plan has a 12-month listing term and you can cancel at any time without advance notice. There are no cancellation fees. Change the status on your account by going to your “Manage Listing” on your “My Account” to Withdrawn/Off-Market and complete the withdraw form. The MLS Administrator will cancel the listing in the MLS.

Yes, you can Temporarily Withdraw a listing for up to 90 days when needed, without any additional charge. Temporary Off Market Listings will still accumulate days on market stats during the withdrawn period.

Important Notes:

  • The original expiration date of your listing will remain unchanged.
  • Your property will continue to accumulate "Days on Market" while withdrawn.
  • MLS rules limit temporary withdrawals to a maximum of 90 days.
  • If you have a "List-Til-You-Sell" agreement (like our PRO plan), you can typically withdraw your property up to 4 times per year.

Not all boards allow such edits. Stellar MLS allows us to adjust property details, such as square footage, even if they differ from the Property Appraiser's data. Simply mark these fields as 'Owner Provided.' If another agent challenges this information, we may need to provide supporting documentation like a survey or appraisal to the MLS.

MLS Boards and Marketing

During signup, we'll automatically suggest the best MLS board based on your property's address. You can easily choose this option or select a different board if needed. Not sure which board to choose? No problem! Our team of experts will happily select the correct board for you, ensuring your property reaches the right buyers.

Selling a home in a gated community can be challenging. Limited access can make it harder for potential buyers to see your property. That's why listing your home on the MLS is crucial. It gives all real estate agents and buyers access to your property. We'll also use our effective marketing strategies to get your home noticed by even more potential buyers. This combination ensures maximum exposure and helps you find the right buyer quickly.

Yes! To reach even more potential buyers, we offer the option to add additional MLS boards for just $125 each. This is fantastic value, considering that real estate agents are responsible for selling the vast majority of homes. Many MLS boards data share now. Speak with your MLS Administrator to confirm if the additional board is in one of these data shares MLS boards.

Offers

Absolutely! We streamline the offer process for you. Our agents recommend using GetMoreOffers.com® to submit offers directly. This triggers an automatic email and phone call letting you know an offer has arrived. All offers are emailed to you right away in real time so you're never out of the loop, even when you're away from the office.

Photos

You can upload up to 100 photos on the MLS, with exception of the Tallahassee MLS, which only allows 42 photos.

Feel free to take your own photos! For the best results, use plenty of natural light and a wide-angle lens if possible. Take photos in landscape orientation to avoid distortion on other sites. Once you're logged in, easily upload and manage your photos anytime in the 'My Account' section of our website. If you are using your phone camera, choose wide shot photos and update your ratio to 16:9 for landscape photos.

To ensure your MLS listing is successful, please adhere to our photo requirements. For a complete list, visit our "MLS Photo Upload Specs & Restrictions" page. Key highlights include:

  • File Size: Photos must be 8MB or smaller.
  • Formats: JPEG and JPG are accepted.
  • Orientation: Use horizontal/landscape photos.
  • Prohibited: Avoid photos with people, pets, signs, logos, agent info, or watermarks.
  • Copyright: Only use photos you own or have permission to use.
  • No Change Charge Until After Activation: Once your listing is live, photo changes are considered "changes" for billing purposes.

By following these guidelines, you'll help ensure your listing is compliant and effectively showcases your property.

Third Party Real Estate Websites

No, it is a third-party website that gets its data from direct feeds coming from the MLS.

Unfortunately, no. We understand this can be frustrating. While fixing these issues can take some time, typically 48-72 hours and up to 2 weeks, our team is always on hand to create a trouble ticket and escalate it to the right department.

While Realtor.com, Zillow, Redfin, or other third-party website rules prevent us from showing owner contact details directly, any inquiries from these sites will be added to your account leads and emailed to you. This way, you won't miss any potential connections!

Renewals

If your home doesn't sell within the initial listing period, you have flexible renewal options:

  • Extend Current Listing: Renew your current listing with a 30% discount.
  • Relist Your Home: Start fresh with a new listing at 20% off. This resets your Days on Market (DOM) to zero, giving your property a fresh start.

Important Notes:

  • Relisting requires a 30-day off-market period to comply with MLS rules.
  • You must take the listing off market for at least 30 days and can relist on day 31 and your Active Days on Market (ADOM) will reset and your Cumulative Days on Market (CDOM) will remain the same. This is a MLS compliance regulation to avoid listing manipulation techniques by realtors. After 60 days off market, your ADOM and your CDOM will both reset to zero. For example, Stellar MLS Listings, per MLS Rules and Regulations, a broker cannot re-enter a listing with a new MLS ID number for 30 days after it has expired or has been withdrawn. To do so before the 30 days is an immediate $500 fine.
  • Consider a price adjustment when renewing your listing.
  • Order a Comparative Market Analysis (CMA) for $50 to help determine the best pricing strategy.

Rental Property Listings

Yes! If you'd like to list your property for rent, our Rental MLS program is just $299. For both rent and sale, you can add a rental listing to your main program for an additional $399.

The typical finder's fee or commission for a rental property varies by location. In Florida, it's often 4% of the total annual rental cost, or half of the security deposit. Ultimately, the amount is negotiable.
