Sellers should check FHA / VA financing if the property to be listed is within 120% of the maximum FHA / VA loan limits. Because conventional financing requires 20% down, using a formula up to 125% of the list price works because FHA only requires 3.5% down making financing through FHA more feasible than conventional at times. FHA / VA financing does require a 5 point inspection, one of which is the roof. A roof must have a minimum of 5-7 years of "useful" life left or the inspector may not approve the property for a FHA or VA loan.
