Flat Fee MLS Listing Q & A
Question: I am selling For Sale by Owner in the Tampa/Hillsborough area and I'm looking at my discount real estate options. When I list flat fee in the MLS, my telephone number will be listed on the MLS and realtor.com, so why would I need the listing broker who answers the phone?
Answer: Florida “For Sale by Owners” who list flat fee MLS should be aware that no matter who lists your home, the seller's contact numbers are never allowed in Realtor.com! Sellers' (FSBO) contact information will be published in the Agent Remarks section of the Florida MLS and Realtors® often call the flat fee MLS Florida listing agent as normal protocol. Question: I am selling a home “For Sale by Owner” and want to get listed with a discount flat fee MLS broker in Tampa, Florida. I also will be selling (FSBO) an investment property using a flat fee MLS Miami, Florida listing service. Do I have to use two different flat fee MLS listing companies to get these properties listed? (Part 2) When I sign up with a Flat Fee MLS listing service, will that be the company that physically inputs my two MLS listings into the Tampa and Miami multiple listing service?
Answer: You do not have to list with two companies if you choose a flat fee MLS listing company that belongs to the Miami MLS and the Tampa MLS. ADDvantage® can MLS list your property in most Multiple Listing Services in Florida.
(Part 2- Answer) Not necessarily. The flat fee MLS listing broker is very often not the same company that charged you for listing flat fee in the MLS or on Realtor.com. The discount broker who has your flat fee MLS listing may not answer your calls or calls from Realtors®. In essence, you risk the sale of your property when you list flat rate MLS with a company who uses unknown discount listing brokers. Should you require changes, there is no vested interest in your flat fee MLS listing or in the successful sale of your homes that are located in Tampa-Hillsborough or Miami-Dade.

Florida has over 20 MLS systems and 67 different Realtor® Associations. ADDvantage holds membership in 24 Florida MLS Associations and has access to over 21 Florida MLS systems. ADDvantage flat fee MLS services are offered in all major Florida largest cities of Miami, Jacksonville, Orlando and Tampa Bay and many more.
South Florida MLS system is called the Southeast Florida Regional MLS (RMLS). This MLS system includes Greater Miami, Hollywood, Davie, Fort Lauderdale, Sunny Isles, Weston, Pembroke Pines, Golden Beach, North Beach, South Beach, Aventura, Hollywood, Dania Beach and many more cities within Broward and Miami-Dade County. ADDvantage hold membership in two South Florida Realtor® Associations which are Greater Miami Association of Realtors® and the Greater Fort Lauderdale Association of Realtors®.
Central Florida MLS system is called the Mid-Florida Regional MLS (MFR). This MLS system is the largest Florida MLS system. MFR covers all Orange, Hillsborough, Pinellas, Pasco, Manatee, and Sarasota Counties. Florida cites within MFR would include Orlando, Tampa, St. Pete, Clearwater, Palm Harbor, Holiday, Trinity, New Port Richey, Bradenton, St. Pete Beach, Maderia Beach, Redington Beach, Sarasota, Holmes Beach and Venice. Ocala has it own MLS which covers all Marion County. Its Realtor® Association is the Marion County Association of Realtors®. St. Augustine and St. Johns have their own MLS associations and MLS systems.
West Coast of Florida includes Greater Tampa Bay including Tampa, St. Pete, and Clearwater. Tampa Bay has 3 major Realtor® Associations which are the Greater Tampa Association of Realtors® (GTAR), West Pasco Association of Realtors®, and the Pinellas Suncoast Association of Realtors®. ADDvantage holds direct membership at West Pasco and GTAR which share data with Pinellas. All Tampa flat fee MLS listing go through GTAR and not Mid-Florida because GTAR issues “T” as the starting letter in the MLS number sequence. Mid-Florida uses an “o” (“oh”) which is very confusing because it looks like a “zero”. A Realtor.com search will not pull results if an unsuspecting person enters a “oh” instead of a “zero”.
South West Florida includes everything south of the Sunshine Skyway Bridge. This includes Terra Cia, Long Boat, Siesta Key, Holmes Beach, Anna Maria, Palmetto, Bradenton, Englewood, Sarasota, Fort Myers, Cape Coral, Estro, and Naples. The Mid-Florida Regional covers all Sarasota County to Pasco County. Bradenton has its own Realtor® Association, Manatee Association of Realtors®, which is separate from Sarasota. The Sarasota Association of Realtors® covers just Sarasota County and does not share data with Manatee MLS. Moving further south, Englewood has its own MLS Association (Englewood Area Board of Realtors®) but is covered by Sarasota's MLS and Mid-Florida. Fort Myers is its own MLS called the Realtor® Association of Greater Fort Myers and the Beaches which does not share data with any of its neighbors. Venice has its own MLS called Area MLS of Venice. Punta Gorda, Port Charlotte, and North Port use the Charlotte County MLS. Naples is its own MLS called the Sunshine MLS and its association is The Naples Area Board of Realtors®(NABOR). NABOR does not share data with its neighbor to the south, Marco Island. ADDvantage is not a member of Marco but most Marco Realtors® belong to Naples where ADDvantage holds MLS membership.
The southern most point of the United States is the Florida Keys. There are three MLS Associations, Marathon, Key West, and Key Largo MLS. All three share data from Key West to Marathon. ADDvantage holds membership in Marathon.
North Central Florida includes Gainesville and Tallahassee. Each has its own MLS and Association. The Gainesville-Alachua County Association of Realtors® covers Alachua county and the Tallahassee Board of Realtors® which includes the counties of Leon, Wakulla, Franklin, Jefferson, and Gadsden.
Northwest Florida includes Citrus County which has it own MLS and Association called the Realtor® Association of Citrus County. This MLS board covers Crystal River, Brooksville, Homosassa, Hernando, and Inverness. Dixie, Gilchrist, and Levy Counties are covered by Dixie-Gilchrist-Levy MLS.
Northeast Florida is Jacksonville. Jacksonville's MLS system is called NEFAR which stands for Northeast Florida Association of Realtors®. It covers greater Duval County and does not share data with any neighbors such as Amelia Island. ADDvantage holds MLS membership in NEFAR and Amelia Island MLS. Amelia Island-Nassau Association of Realtors® covers Fernandina Beach. To the south of Jacksonville is Daytona Beach Board of Realtors® which also has their own MLS system which includes Daytona Beach, Ormond Beach, Port Orange, South Daytona, Holly Hills, and Howey-in-the-Hills. The Realtor® Associations of Clay, Putnam, St. Johns and Ponte Vedra Beach all have their own MLS systems and separate boards.
Martin County Board of Realtors® is the Palm Beach Regional MLS. Melbourne Area Association of Realtors® is the Brevard County MLS. Jupiter MLS, Flagler County Association of Realtors®, Palm Coast MLS, Bunnell MLS and Beverly Beach MLS and St. Lucie MLS, all have their own MLS systems.
Panhandle of Florida of Santa Rosa County, Escambia, Santa Rosa, and Pensacola all use the PARMLS covering Escambia County and the Emerald Coast. (ECAR) Okaloosa, Walton Counties MLS, Bay County, and Panama City MLS.
